Our story

Started in one Chicago building. Built for every building since.

ElevateOS started in Chicago with one idea: the building should run on one app. Not a rent app, a door app, a package app and a gym app with four logins and four support lines. One app, wearing the property's brand, doing everything a resident needs and everything a staff member has to manage.

Today ElevateOS runs 1,500+ communities across the United States and Canada for the teams behind Hines, Greystar, CBRE, Avenue5, Bozzuto, Willow Bridge, Cushman & Wakefield, Morguard, Onni and Kennedy Wilson, across Class A, B and C, affordable, student, build-to-rent, active adult, condo and mixed-use communities. The platform spans four pillars, Engage, Operate, Connect and Concierge, 50+ hardware integrations, seven property management systems, a staffed services marketplace in every market and an events company called Resivents.

We did it without venture capital. ElevateOS is bootstrapped, profitable and growing on word of mouth, which means every decision is made for the customer in the building, not for a board in a conference room. When the market couldn't deliver, we built our own hardware. When a customer needed a module that didn't exist, we built that too.

Since 2014

From one building to 1,500+ communities.

  1. 2014

Founded in Chicago as an amenity management company. The first building was EnV Chicago, a Lincoln Property Company community, and 10 to 15 more followed within months.

  2. 2017

More than 100 properties across downtown Chicago.

  3. 2018

Renamed Elevated Living and launched the resident app, built to bring the whole resident experience into one platform.

  4. 2020

Acquired Vibe Up Living, a Chicago competitor, and took over its operations across its Chicago buildings.

  5. 2021 to 2023

National expansion across the US. A community on the platform won Gold for Technology at the 2021 Multi-Housing News Excellence Awards.

  6. 2024

Became ElevateOS: the app grew into a full operating system for the resident experience.

  7. 2025

Opened to condos and HOAs, and acquired RightFit Personal Training.

  8. 2026

Expanded to Canada. 1,500+ communities across the US and Canada.

What we believe

One system for the whole building.

Every building should run on one system: technology, service providers and resident engagement working together.

Experiences, not ads, are how communities attract and keep residents.

Fitness centers, amenities and on-site retail are tools for building community, not just line items.

Our vision

We imagine a future where buildings and their services are powered by a single solution. By combining technology with human-powered hospitality, we aim to be the best resident experience solution in North America.

Leadership

The people building ElevateOS.

Konrad Koczwara, Founder and CEO of ElevateOS

Konrad Koczwara

Founder and CEO

Konrad founded the company in 2014 as an amenity management business while earning his Doctor of Physical Therapy at Northwestern University, and launched the resident app in 2018. He has grown it into a platform serving 1,500+ communities across the US and Canada, funded by reinvested profits rather than venture capital. REjournals named him a CRE Future Leader in 2021.

Mitch Karren

Chief Product Officer

Mitch co-founded SmartRent and served as its Chief Product Officer, and before that led product at Colony Starwood Homes, where he directed the first national deployment of enterprise smart home systems for the rental industry. He joined ElevateOS in 2024 to lead product and strategy.

Mario Koterba

Chief Revenue Officer

Mario spent a decade in fitness operations, rising to National Director of Fitness at XSport Fitness, and has been an ElevateOS investor since 2020. As Chief Revenue Officer he leads sales and partnerships, and he co-hosts the Office Hours podcast.

Daniel Samotys

Chief Technology Officer

Daniel has been with ElevateOS since 2018, the year the resident app launched, and leads engineering as Chief Technology Officer.

A long horizon

We're private and we're profitable, and that gives us something most of this industry doesn't have: time. We don't build for the next quarter or the next funding round. Every product we ship and every investment we make is aimed five to ten years out, at where multifamily is going, not where it has been. That is the promise behind ElevateOS: we will be here, and we will keep building.
