Best Resident Apps for RealPage Properties (2026)

RealPage's LOFT apps against the independent apps on RealPage Exchange, compared on doors, packages, events, services and owner income. Checked October 2026.

Konrad Koczwara, Founder and CEO · ElevateOS

The short answer

ElevateOS leads for RealPage properties in October 2026

For a RealPage property that wants one app for the door, packages, amenities, events, services and maintenance, ElevateOS covers every one of those jobs on a single login as of October 2026. RealPage stays the system of record, and residents, leases and applicants sync two-way.

Each of those jobs has depth behind it: 50+ integrations and 385 certified devices from 16 manufacturers for doors, a Resivents team that plans and runs events, 10,000+ vetted service providers, a Staff App for onsite teams, 8 income lines reported to the owner every month, and 1,500+ communities already running on it.

RealPage's own LOFT apps are strong on leasing, payments, reservations and loyalty, and they are the natural default on OneSite. On the pages checked, packages are not part of the LOFT resident portal, and smart home and access sit in a separate RealPage Smart Building offering. ElevateOS puts all of it in one branded app and adds a revenue share to the owner.

This guide is published by ElevateOS. Statements about other vendors come from their own pages and from RealPage's, linked in place, as checked in October 2026.

Method

How each app was judged

RealPage proof: a logo on the RealPage Exchange partner page, or a dated integration announcement from the vendor.

Resident jobs: which of the eight resident jobs each vendor's pages describe: access, packages, amenities, events, services, maintenance, communication and payments.

Hardware: whether the app opens doors with the hardware already on site.

Owner income: whether the app creates income the owner shares in.

Ownership: who owns the vendor today, with dates for any acquisition.

"Not listed" means the vendor's own pages did not describe the feature when checked.

RealPage's own apps

LOFT, LOFT Living and Smart Building

LOFT: RealPage announced LOFT in August 2024 as a resident experience platform covering application, leasing, moving and living in one app, with leasing, moving, payments and loyalty components. RealPage says 4 million units are on LOFT Resident Portal.

LOFT Resident Portal: the portal page covers a payment hub, maintenance requests, reservations for amenities, parking, storage and rentable items, move-in checklists, utility and internet setup, community engagement and rewards. Packages, events and access are not listed on that page.

LOFT Living: the App Store listing covers rent, service requests, event RSVPs and rewards, and describes the app as replacing ActiveBuilding.

Loyalty: LOFT Loyalty is listed at a $0 investment, while Loyalty+ requires a monthly SaaS fee and client-funded points.

Smart Building: RealPage's Smart Building offering describes an all-in-one mobile app for payments, smart home controls, access and amenities, built on STRATIS IoT, which RealPage acquired in August 2020, and WhiteSky Wi-Fi. The page does not name the app, so ask whether it is LOFT Living or a separate download.

ElevateOS on RealPage

What ElevateOS does on a RealPage property

Directory proof: ElevateOS appears on the RealPage Exchange partner page under its former name, Elevated Living.

Sync: residents, leases and applicants sync two-way with RealPage, work orders write back where RealPage supports it, and sync logs show what moved and when. See the ElevateOS and RealPage page.

Keys in the same app: 50+ integrations connect 385 certified devices from 16 manufacturers, so residents open the door, the garage and their unit from the same app they use for everything else, on the hardware already installed.

Packages: lockers, package rooms and the front desk run through one flow, with Quick Scan logging 39+ packages a minute and residents getting a notice and pickup code.

Events and services: Resivents plans and runs events for the building, and a network of 10,000+ vetted providers covers housekeeping, dog walking, handyman work and more.

Income: 8 revenue lines reported to the owner every month. At a 185-unit Charlotte mid-rise, fee-based amenity income grew from $1,000 to $3,000 a month.

Staff: the Staff App for onsite teams and a portal for regional teams on the same data, so packages, visitors and work orders do not live in a separate system.

LOFT or ElevateOS

How to choose on a RealPage property

Choose LOFT when: the priority is leasing, payments, reservations and loyalty inside RealPage's own suite, packages run on a separate system, and access either stays on a separate app or comes through Smart Building.

Choose ElevateOS when: the property wants keys, packages, amenities, events and services in one branded app, a team that runs events and services, and income the owner shares in.

Keep both when: the property wants LOFT's leasing and payment flows and ElevateOS for everything residents touch daily. Rent and leasing stay in RealPage either way.

The LOFT switching guide and the comparison page cover the trade-offs in more depth.

The independent apps

The other apps RealPage properties use

Livly: Livly calls itself Yardi and RealPage certified and covers community, keyless entry, amenities and packages. Bilt announced on September 15, 2026 that it acquired Livly's property-operations platform. Bilt is itself a RealPage partner for rewards, announced in January 2024.

Zego Mobile Doorman: RealPage Exchange lists PayLease, Zego's legal entity. The app covers rent, work orders, amenity reservations, package alerts, events and guest registration, and its resident engagement page does not mention smart home. Global Payments has owned Zego since June 2021.

Venn: on RealPage Exchange, with four connection points including ClickPay. Its app covers rent, maintenance, packages, community and events with an AI concierge, and Venn lists access partners such as ButterflyMX, Brivo, Salto and Schlage.

BuildingLink: describes a RealPage OneSite accounting sync. Its app comes from the front desk: packages, amenity reservations, repair requests, visitor instructions and events.

Flamingo: lists RealPage on its integrations page, with rent, maintenance, booking, packages, events, thermostat and access control, services and rewards.

1VALET: listed among recently added RealPage AppPartners. Its app covers a digital fob, video intercom, elevator and amenity booking, parcel alerts, rent and maintenance.

DOOR: Latch announced a one-way RealPage data feed in September 2020 and rebranded as DOOR in August 2025.

Point tools: ButterflyMX, SmartRent and Amenify all appear on RealPage Exchange, and Amenify is a focal partner in LOFT. Each does one job well alongside a platform. VTS Activate was not found on RealPage Exchange when checked.

Switching on RealPage

What changes, and what stays in RealPage

What stays: RealPage as the system of record, rent and leasing, accounting and every resident record.

What changes: one branded app for keys, packages, amenities, events and services. The switch takes about four weeks: PMS sync in week 1, hardware in week 2 with the old app still working, branding and staff training in week 3, and resident activation in week 4.

How residents move: an activation sequence tied to each RealPage lease brings residents over, no lock is reprogrammed, and the old app sunsets after an overlap the property chooses. See the implementation timeline.

Before you sign

Six questions for any app vendor on RealPage

Certification: RealPage says it runs a certification review of each Exchange integration. Ask whether the vendor has passed it and which data it reads and writes.

Keys: does the same app carry residents' keys on day one, using the hardware on site?

Packages: where do package notices and pickup codes live, and who runs the package room?

Loyalty and fees: which programs cost the owner a monthly fee, and which create income instead?

Write-back: what writes back to RealPage, and is there a sync log?

Ownership: who owns the vendor, and has it changed hands recently?
