The short answer
ElevateOS leads for Yardi properties in October 2026
For a Yardi property that wants one app for the door, packages, amenities, events, services and maintenance, ElevateOS covers every one of those jobs on a single login as of October 2026. It keeps Yardi as the system of record, syncs residents and leases two-way, and appears in Yardi's own interface directory.
Each of those jobs has depth behind it: 50+ integrations and 385 certified devices from 16 manufacturers for doors, a Resivents team that plans and runs events, 10,000+ vetted service providers, a Staff App for onsite teams, 8 income lines reported to the owner every month, and 1,500+ communities already running on it.
Yardi's RentCafe Resident app is the right choice when rent, work orders and renewals are the whole job. The independent apps below are strong at parts of the job: community at Livly, payments at Zego, intercoms at ButterflyMX, smart home at SmartRent and services at Amenify. Flamingo comes closest on breadth; the difference is the depth behind each job.
This guide is published by ElevateOS. Every statement about another vendor comes from that vendor's own pages or from Yardi's directory, linked in place, as checked in October 2026.
Method
Five tests, applied the same way to every app
Yardi proof: a listing in Yardi's interface partner directory, or a dated integration announcement from the vendor.
Resident jobs: which of the eight resident jobs the vendor's own pages describe: access, packages, amenities, events, services, maintenance, communication and payments.
Hardware: whether the app opens doors with the locks, readers and intercoms already on site.
Owner income: whether the app creates income lines the owner shares in.
Ownership: who owns the vendor today, with dates for any acquisition.
"Not listed" in the table means the vendor's own pages did not describe the feature when checked. It does not mean the feature can never exist.
Yardi's own app
What RentCafe covers, and where it stops
RentCafe Resident: the App Store listing covers payments and autopay with roommate splits, maintenance requests with photos and voice memos, amenity reservations, package tracking, lease renewal and a bulletin board.
MyCafe: Yardi's white-label app, per its MyCafe brochure, adds smart home controls for locks, thermostats and leak sensors, guest authorization, package notifications and event calendars.
Digital Key: Yardi announced RentCafe Digital Key on May 29, 2026, with keyless unit access in the RentCafe resident app, guest access and a keypad PIN as backup.
Where it stops: Yardi's resident portal brochure lists rewards plus utilities, insurance and internet in one place, but the pages checked describe no on-demand services marketplace, no team that plans and runs events, and no revenue share to the owner. For a property where rent and work orders are the whole job, that is enough. For a property that wants the app to run the building and earn income, it is a starting point.

Two rows fill every column: ElevateOS and Flamingo. Read down any other column and the field thins out fast: only a handful of apps open doors, fewer still cover events and services together, and only Amenify and Flamingo describe income for the owner. What separates the two full rows is scale and depth: ElevateOS backs each column with 50+ integrations, a Resivents events team, 10,000+ service providers, a Staff App and 1,500+ communities in production.
ElevateOS on Yardi
What ElevateOS does on a Yardi property
Sync: residents, leases and applicants sync two-way with Yardi, along with custom records. Credentials flow from Yardi to the locks and readers, work orders write back where Yardi supports it, and sync logs show the IT team exactly what moved and when. Details are on the ElevateOS and Yardi page.
Directory proof: ElevateOS appears in Yardi's interface partner directory under its former name, Elevated Living.
Access: 50+ integrations connect 385 certified devices from 16 manufacturers, so residents get keys on their phones from the hardware already on the wall. No lock is reprogrammed.
Packages: lockers, package rooms and the front desk all run through the app, and staff log deliveries with Quick Scan at 39+ packages a minute.
Amenities and events: booking with fees and waivers, plus Resivents, the events arm of ElevateOS, which plans and runs programming. Across all communities, residents have made 660,000+ amenity reservations and 510,000+ event sign-ups.
Services: housekeeping, dog walking, handyman work and more from a network of 10,000+ providers, with movers covering 98% of the US.
Income: 8 revenue lines, from paid amenities to services and event tickets, reported to the owner every month. ElevateOS communities have generated more than $100M in ancillary income.
Staff: the Staff App for onsite teams and a portal for regional teams, on the same data.
Proof: at The Hadley, package lockers and the front door on one screen turned three apps into one, with 3,200 pickups a month and none handled at the desk.
The independent apps
The other apps Yardi properties use, one by one
Livly: Yardi's directory lists Livly Guest, Livly Service Requests and Livly Payments, and Livly calls itself Yardi and RealPage certified. It is strong on community and keyless entry. Bilt announced on September 15, 2026 that it acquired Livly's property-operations platform, so ask about the roadmap. The Livly switching guide covers the move.
Zego Mobile Doorman: Yardi's directory lists Zego, Mobile Doorman and PayLease. The app covers rent, work orders, amenity reservations, package alerts, events and guest registration, and its resident engagement page does not mention smart home. Zego announced its acquisition of Mobile Doorman in February 2021, and Global Payments completed its purchase of Zego on June 10, 2021.
VTS Activate: listed in Yardi's directory as Rise Buildings and Riseio. VTS acquired Rise Buildings in March 2021 and renamed it VTS Activate for Multifamily in November 2023. The app covers rent, service requests, unlocking units and amenities, visitor invites, booking and events; VTS built its business on office leasing software.
Venn: Yardi's directory lists Venn and Venn Payment, and Venn describes six connection points into the system of record. Its app covers rent, maintenance, packages, community and events, with an AI concierge, and its connectors page lists access partners such as ButterflyMX, Brivo, Salto and Schlage.
BuildingLink: listed in Yardi's directory for maintenance and billing. BuildingLink grew up at the front desk, and its app covers packages, amenity reservations, repair requests, visitor instructions, events and a marketplace.
Flamingo: listed in Yardi's directory. Its site describes rent, maintenance, amenity, parking and guest suite booking, packages, events, thermostat and access control, services and rewards. Its pricing page shows "Starting From" tiers with no unit stated and a 12-month initial term.
1VALET: listed in Yardi's directory, and the company announced its Yardi Voyager integration on November 4, 2021. Its app covers a digital fob, video intercom, elevator and amenity booking, parcel alerts, rent and maintenance.
Point tools: ButterflyMX (intercom), SmartRent (smart home) and Amenify (services) are each listed in Yardi's directory and each does one job well. They work best alongside a platform rather than instead of one; ElevateOS connects to ButterflyMX, and ButterflyMX lists ElevateOS's former name, Elevated Living, among its partner resident apps.
Switching on Yardi
What changes, and what stays in Yardi
What stays in Yardi: Yardi itself, rent payments through Yardi, the leasing and accounting workflow and every resident record. The ElevateOS app links to Yardi payments where Yardi supports it.
What changes: residents get one branded app for everything else. The switch takes about four weeks: the PMS connects in week 1, the hardware in week 2 while the old app keeps working, the app is branded and staff are trained in week 3, and residents activate in week 4.
How residents move: ElevateOS sends an activation sequence tied to each resident's Yardi lease, and the old app sunsets after an overlap the property chooses. The RentCafe switching guide and the implementation timeline cover each step.
Before you sign
Six questions to ask any app vendor on Yardi
Directory listing: which Yardi interfaces is the vendor listed for? The directory groups partners by type, such as guest card, maintenance and receivables, so a listing for one does not cover the others.
Interface fees: Yardi's interface program describes an annual license fee per interface. Ask whether it is in the quote.
Doors: does the app open doors with the hardware on site, without reprogramming a single lock?
Write-back: what writes back to Yardi, and is there a sync log the IT team can read?
Ownership: who owns the vendor, and has it changed hands in the last three years?
Exit: what happens to resident data, and to the residents' keys, at the end of the contract?
