Best Resident Apps for ResMan Properties (2026)

ResMan's own resident app against the apps in ResMan's partner directory, compared on doors, packages, amenities, events, services and owner income. Checked October 2026.

Konrad Koczwara, Founder and CEO · ElevateOS

The short answer

ElevateOS leads for ResMan properties in October 2026

For a ResMan property that wants one app for the door, packages, amenities, events, services and maintenance, ElevateOS covers every one of those jobs on a single login as of October 2026. It is a partner in ResMan's own integration directory, and residents and leases sync two-way with ResMan.

Each of those jobs has depth behind it: 50+ integrations and 385 certified devices from 16 manufacturers for doors, a Resivents team that plans and runs events, 10,000+ vetted service providers, a Staff App for onsite teams, 8 income lines reported to the owner every month, and 1,500+ communities already running on it.

ResMan's own resident app is a solid portal for work orders, payments, documents, an events calendar and package tracking. On the pages checked, it does not cover amenity booking, door access, smart home or services. ElevateOS covers all of those in one branded app and adds a revenue share to the owner, which matters most at the affordable and value-add properties where ResMan is common.

This guide is published by ElevateOS. Statements about other vendors come from their own pages and from ResMan's directory, linked in place, as checked in October 2026.

Method

How each app was judged

ResMan proof: a listing in ResMan's integration directory, with its partner tier, or a vendor page naming ResMan.

Resident jobs: which of the eight resident jobs each vendor's pages describe: access, packages, amenities, events, services, maintenance, communication and payments.

Hardware: whether the app opens doors with the hardware already on site.

Owner income: whether the app creates income the owner shares in.

Ownership: who owns the vendor today, with dates where they changed.

"Not listed" means the vendor's own pages did not describe the feature when checked.

ResMan's own app

What the ResMan Resident App covers

The portal and app: ResMan's resident portal page covers work orders with photos and tracking, rent payments through ResMan Payments, payment history and receipts, documents, an events calendar for community events and planned maintenance, package tracking, permission to enter, messaging staff and viewing and signing leases.

Recent additions: the App Store listing shows version 1.6, dated October 7, 2025, adding packages, communication, permission to enter, notice to vacate and a forwarding address.

The AI assistant: ResMan's assistant, Sam, answers resident questions and takes maintenance requests by text, which ResMan describes as no app, no login, no password.

Where it stops: amenity booking, door access, smart home and services are not described on ResMan's resident portal page. Permission to enter is maintenance entry, not keyless access.

The parent company: ResMan is part of Inhabit, which added ResMan in August 2021. Inhabit's Aptexx also sells a resident experience product focused on rent, maintenance, packages and messaging.

ElevateOS on ResMan

What ElevateOS does on a ResMan property

Directory listing: ElevateOS is a Silver partner in ResMan's integration directory under its former name, Elevated Living, tagged for marketing, smart home and resident services.

Sync: residents and leases sync two-way with ResMan, and sync logs show what moved and when. See the ElevateOS and ResMan page.

Keys: 50+ integrations connect 385 certified devices from 16 manufacturers, so residents get keys on their phones on the hardware the building already owns.

Amenities: booking, fees and waivers in one flow. Residents across ElevateOS communities have made 660,000+ amenity reservations.

Packages and staff: lockers, package rooms and the front desk run through the app and the Staff App, with Quick Scan logging 39+ packages a minute.

Events and services: Resivents plans and runs events, and a network of 10,000+ vetted providers covers housekeeping, dog walking, handyman work and more.

Income: 8 revenue lines reported monthly. At Apartments at City Center, the revenue share covered the platform within one quarter, then kept adding NOI.

Affordable and value-add

Why the full row matters on ResMan

ResMan describes its customers as multifamily and affordable housing property managers, and those portfolios run on tight budgets. That makes two parts of the ElevateOS model matter more.

Pricing that can start at $0: the per-unit platform fee is offset by a revenue share on amenities, services, parking and events, so the net can reach zero. The pricing page lists module packs for affordable, Class B and Class C properties, and Class B and C communities often carry 4 to 6 separate tools that one platform can replace.

No required resident fees: residents pay only for optional purchases they choose, so the app adds nothing to the rent of a resident who never buys a service.

The independent apps

The other apps ResMan properties use

Zego Mobile Doorman: Zego calls itself a ResMan Platinum Partner for resident engagement, and ResMan's directory lists Zego as Platinum and Mobile Doorman as Silver. The app covers rent, work orders, amenity reservations, package alerts, events and guest registration; smart home is not mentioned on its resident engagement page. Global Payments has owned Zego since June 2021.

VTS Activate: listed in ResMan's directory as Rise Buildings, at Silver. It covers rent, service requests, unlocking units and amenities, visitor invites, booking and events. VTS acquired Rise Buildings in March 2021 and renamed it in November 2023.

Livly: Livly lists ResMan on its integrations page, though Livly was not in ResMan's directory when checked. Bilt announced on September 15, 2026 that it acquired Livly's property-operations platform.

Flamingo: Flamingo lists ResMan on its integrations page, though it was not in ResMan's directory when checked. Its app covers rent, maintenance, booking, packages, events, thermostat and access control, services and rewards, and its site describes an ancillary income hub.

Point tools: ButterflyMX syncs access at move-in and move-out, SmartRent and Rently cover smart home, and Parcel Pending covers package lockers. Each is listed in ResMan's directory and each does one job.

Switching on ResMan

What changes, and what stays in ResMan

What stays: ResMan as the system of record, rent through ResMan Payments, leasing, accounting and every resident record.

What changes: one branded app for keys, packages, amenities, events and services. The switch takes about four weeks: PMS sync in week 1, hardware in week 2 with the old app still working, branding and staff training in week 3, and resident activation in week 4.

How residents move: invitation emails go out in week 4, keys appear on phones, and the old app sunsets after an overlap the property chooses. The switching guides and the implementation timeline cover each step.

Before you sign

Six questions for any app vendor on ResMan

Directory tier: is the vendor in ResMan's directory, and at which tier? ResMan's partner program separates Silver partners on the open API from Platinum partners with embedded integrations.

Keys: does the app open doors with the hardware on site, without reprogramming locks?

Amenities: can residents book and pay for amenities in the same app, with the fee going to the owner?

Services: who provides services, and who earns from the bookings?

Write-back: what writes back to ResMan, and is there a sync log?

Ownership: who owns the vendor, and has it changed hands recently?
