What ancillary income looks like at the top-performing communities
Top-performing communities on ElevateOS earn hundreds of dollars per home per year in services revenue. That is before paid amenities, visitor parking and ticketed events.
FAQ
Amenities and revenue explained
What is ancillary income in multifamily?
Ancillary income is revenue a community earns beyond rent, such as paid amenities, resident services, parking and event tickets. It adds to net operating income without raising rents.
What is active amenity management?
Active amenity management means scheduling, programming and measuring amenities instead of simply building them. Reservations, access rules and usage data show which spaces residents value.
Should amenities require reservations?
Spaces with limited capacity, such as guest suites, clubrooms and courts, usually work better with reservations. Open spaces like lounges and fitness centers can rely on access rules instead.
Which amenities can charge a fee?
Guest suites, private event rooms, cabanas and similar spaces commonly carry booking fees or deposits. The fee policy should be clear before a resident books.
What are on-demand resident services?
On-demand services are optional services such as housekeeping, dog walking and personal training that residents book and pay for themselves. ElevateOS staffs and manages these services, and the owner earns a revenue share.
How should amenity performance be measured?
Useful measures include bookings, utilization, revenue and resident feedback for each space. Comparing those measures with operating cost shows which amenities earn their square footage.
